Permit guides
What you can build, which permits you need, and how review actually works — in plain language.
Last updated October 2026. Rules change; always confirm current requirements with the city before you build.
ADUs in American Canyon are handled by the Community Development Department at 4381 Broadway, Suite 201, American Canyon, CA 94503, (707) 647-4336. Review is ministerial through the Building Division, which must act on a complete application within 60 days. The city has soft-launched the OpenGov building permit platform (starting with small non-structural projects) — ADU submittals still run through Community Development, so confirm the current path with staff. Outside city limits, it's the County of Napa's Building Division and its Online Permit Center instead.
California state law sets the baseline, and American Canyon follows it:
There is no minimum lot size for an ADU under state law. Short-term rentals are prohibited (under 30 days), and the ADU may not be sold separately from the primary home.
American Canyon doesn't publish its own shelf-ready ADU plan library. Under AB 1332 the city maintains a list of preapproved and repeatable ADU plans — ask staff what's currently on it. Most owners here go custom: a design professional draws the unit, and the full set goes through building-division plan check. Keep the city's objective design standards in mind from the first sketch — compatibility with the neighborhood is a written requirement.
Pre-approved doesn't mean permit-free. You still need a building permit, and reviewers still verify site placement, foundation conditions, utility connections, and fire access for your specific property.
Not sure where to start? That's the part we do. We look at your property, map the requirements, coordinate the plans and specialists, and manage the submittal and corrections — one point of contact.
